Subordination & Reconveyance

We first want to congratulate you on the pending sale of 24844 Malibu Rd. The property went into contract on March 31st, 2025 and escrow is scheduled to close on May 1st, 2025.

Before the property closes, it’s important that your Substitution & Reconveyance Agreement documents are finalized.

For those that have invested as an Individual, Trust or Entity (LLC):

In the next few days, you will receive an email from one of our partners, OnlineNotaryCenter.com. In that email will be a link to connect you with an online Notary service to notarize the subordination & reconveyance agreement, Lost Note Affidavit (So you don’t need to mail back your Deed of Trust) as well as your preference for disbursements of your funds.

What you will need:

  • A device with a webcam or smartphone & photo ID
  • Bank account & Routing number for Wire Transfer/ACH Transfer

Please note that the Sub & Recon will only reflect your initial investment and not the full ROI, as escrow will not have those final numbers until the close of escrow. Once the closing has occurred, the final calculations will be sent to escrow to ensure the correct proceeds are distributed to you.

Additionally, with the Sub & Recon document, there will be a Disbursement of Funds Worksheet, where you can select your preferred method for receiving your funds—check, ACH, or wire transfer.

For those that invested through a Trust:

You are required to  provide the exact name of your Trust and the Trustees who are supposed to sign.  Please send the information requested above to Karla@closeoescrow.com no later than 05/02/2025.

For those that invested through an Entiity (LLC):

Before we can complete your document for signature, we need your Entity Documents emailed over to Karla@closeoescrow.com.  Please include your Operating Agreement showing the name and title of the signing authority.  The associated documents need to be emailed before May 02, 2025 to allow time to complete your Substitution & Reconveyance and send it to you for signature.

For those that invested with the Entrust Group

As an Entrust investor, you are not required to notarize any documents related to this transaction.

Belwood will be sending your initial investment amount, along with any proceeds, directly to the Entrust Group after the close of escrow. Entrust will then deposit the funds back into your IRA account accordingly.
