01 What is the B52 Method?
The B52 Method is 20% of the investment, for 50% of the net profits. The investor comes in with 20% of the total project cost and wires directly to the title company. The remaining financing is covered by Wall Street funds. Total project cost is purchase price plus carrying cost and rehab cost. For example if purchase price was $250,000 and carrying and rehab costs were $50,000 then the total project cost is $300,000. In this scenario, the investor would come in with $60,000. Home Depot then renovates the home. Belwood Investments re lists the home and once sold, the title company issues the investor their initial investment back plus 50% of the net profits!
02 What is your average ROI and turn time?
When following the standard B52 method, Belwood Investments average ROI is 29% in 91 days. Dependent on the time of year, inventory is either easily obtained (October to June) or hard to find (typically July through September). We stay as true and strict to our B52 Method during the harder months (July through September) of seeking for inventory, however our investors still request for inventory during these times and are willing to obtain an average return between 5%-15% in the same (if not quicker) average time frame.
03 How is my money secured?
Security and transparency is our top priority with, Belwood Investments! Each investor is secured to each one of their investments by a 2nd Deed Of Trust. All funds sent in by an investor are allocated and managed by the Title Company and Hedge Fund. At no point in time, do investor funds ever touch the hands of Belwood Investments.
All net profits are split 50/50 and are secured by a Joint Venture Agreement at the time of investment.
04 Has an investor ever lost with Belwood Investments?
No investors have ever lost with Belwood. To date, we have had 4 investors break even. We don't promise nor guarantee anything, however we do always have exit plans ready at any time, for all properties. Our staff has a consistent pulse on the market and because of our model and strategy in how we purchase homes, to implement an exit of the market can be done rather quickly (48 hours or less). Due to the B52 Method, our goal for every project is to be in and out within 90 days. Market corrections don't typically happen drastic enough to effect returns within 90 days.
05 How involved do I need to be?
As little or much as you'd like! We have some investors that are licensed contractors or tradesman and they work on their own investments. Most of our investors though, have a current job and can't spend time swinging a hammer. With us, you can follow along and monitor your investment through the click of a button!
